🏠 Rental Application Qualifications
To ensure a smooth application process, please review the requirements below.
📝 General Application Requirements
- Who Must Apply: Every person over 18 years old must submit a separate application.
- Application Fee: A non-refundable fee of $70 per adult is required to process the application.
- Processing Time: We aim to process applications within 3 business days of receiving all required documents. Processing may take longer if we don't receive timely responses from landlords or employers.
- Approval: All applications are subject to final approval by the property owner.
- Unit Availability: Units are rented on a first-come, first-served basis after an applicant is approved and the reservation fee is paid. We cannot guarantee any unit.
📄 Required Documents
Please provide the following for a complete application:
- Government-issued photo ID.

Proof of Income:
- If Employed: 1 month of most recent pay stubs.
- If Self-Employed: 2 years of tax returns or 3 months of most recent bank statements.
- Residential History: Contact information for landlords covering your last 3 years of residency.
- Pet Verification: Complete the Pet Verification Form (even if you do not have pets).
💰 Financial & Income

Income Requirement: Your household's GROSS monthly income must be at least 3 times the monthly rent.
- Note: Income is verified per household, but all other factors (credit, criminal, rental history) are verified individually.

Credit Score Guidance: While not the sole factor, credit is taken into account.
650+ = Very Likely to be Approved
600 - 649 = Likely to be Approved
531 - 599 = Possible Approval
Below 530 = Most Likely to be Denied
🏡 Rental History
- Required History: At least 2 years of verifiable rental history is preferred.

Evictions/Debt:
- No eviction records within the last 2 years.
- No more than 2 evictions in the last 10 years.
- No outstanding debt to previous landlords or negative references.
- Bankruptcies: Must be discharged or dismissed (no open bankruptcies).
⚖️ Criminal History (Screened Individually)
Applications may be denied based on criminal history.

Automatic Denial (Convicted within the past 7 years):
- Felonies involving acts of violence, sexual assault, drug manufacturing/distribution, arson, or serious theft/burglary.
- Crimes such as murder, kidnapping, harassment, stalking, or terrorist threats.
- Felonies: Any felony conviction with a release date less than 7 years ago will be denied.
- Misdemeanors: Any misdemeanor conviction may affect the final decision based on the nature of the charge and date of conviction. Proof of resolution may be required.
